Even if I am not in the land business can I purchase wholesale priced land from you anyway?
Yes, we often sell to established real estate investors, some of our best customers are also new to land ownership.

How much are property taxes?
The property taxes are typically current unless otherwise stated and will vary from parcel to parcel. Please see the tax information section in each individual listing.

Are there back taxes or liens associated with the property?
Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance.

What can you tell me about the property?
We purchase real property for the sole purpose of re-selling it. Everything we know about each parcel is stated in the listing.

Why is the property so affordable?
We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices.

Does the property have utilities?
Unless indicated in the description, the rural properties we have for sale do not have utilities. Some of the properties have nearby homes and power lines in place.

Is there water available?
Usually, not. Consider bulk potable water delivery as an affordable alternative to drilling an expensive water well.

Are mineral rights included?
Mineral rights are not included unless otherwise stated.

Can I raise crops or animals on the property?
Please check with the county regarding permitted property use.

Do I need an attorney or real estate agent?
We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary but we’ve done our best to make the process easy for anyone to understand.

Why should I buy from you instead of a real estate agent?
Real estate agent’s fees can range from 2% to 8% of the purchase price. We prefer to eliminate the middleman. We market land for a quick sale excluding their fees to get the end user the best price.

May I go tour the property before I buy it?
Yes, some require 4 wheel drive and GPS to locate while others are 2 wheel access. Please contact us if you need any assistance with maps, coordinates, etc. You don't need to ask me, just go. Lots of buyers call me from the land and buy it during their tour.

Will you take payments?
Yes, please contact us with your individual circumstances.

How do I apply for owner financing?
There are no credit checks, no credit reporting, and everyone qualifies. If you are interested in the property and believe you can make payments then you qualify. We want you to use the property and enjoy it, show and tell your friends you got your land from us so they can too. If something changes in your life while you are making payments, we will do our best to work with you.

Can we use escrow to close?
Yes, if you want to pay for it.

Is title insurance available?
Yes, you would have to pay for it.

May I record my own title?
Yes, I would be more than happy to send you what you need to record your own title if you know what you are doing. If you are new to recording I would rather record it for you.

How do I buy your property?

How did you know that I was a private property owner?
We receive all of our information from the county in which your property is located. All private property owners are registered with the county assessor and county recorder. This data is public information and searchable.

How does Land Wrangler determine their offer price for my property?
Several factors go into our offer price. The location, topography, proximity to roads and to utilities and size of parcel or number of acres are all factors that go into our offer price. Much of the land we purchase is located in very rural locations and the offer price takes this into consideration as well.

What fees are involved with the sale of my property?
We will pay all of the fees associated with the sale of your property. The price we agree to pay you for your property is the exact amount you will receive from us.

My property has back taxes. Is Land Wrangler still interested?
Yes, many of the properties we purchase have back tax issues. As long as the back taxes are within reason LandWrangler.com will pay the back taxes at the time of title transfer. Remember, we take care of ALL fees associated with the purchase of your property.

Some or all of the people listed on the deed are deceased – I owe back taxes – I can not find my copy of the deed – The property is in a bad location with limited access – Are you still interested in purchasing my land?
Yes, lost deeds, deceased property owners and difficult to find properties are all reasons that we use a reputable, nationwide title company that has a proven track record. They are able to do the research quickly and professionally to facilitate a smooth transaction. We are still interested in your property and look forward to working with you.

I want to sell my property. Now what?
Call us or fill out property information form. Our process is very simple. We will agree on a cash price for your property. We send a notary to your home, office or coffee shop near you with a Cashier’s check (as good as cash) in the amount of the price we have agreed upon. You cash the Cashier’s Check. In a lot of cases, we will purchase the property through escrow and obtain title insurance. In this case, the process is the same but takes a few weeks longer.
